What exactly is in the report?

A web page about one Florida address, built from official public records: the FEMA flood zone and the state evacuation zone; every named storm that passed nearby since 1990, with the hail and wind history; crime figures for the police agency that actually covers the address; the county tax roll with the assessed value, lot size, year built and last sale, plus comparable sales nearby; EPA-regulated facilities and odour sources with the prevailing wind; air quality; schools; and what is within walking distance. On top of the data, an AI reads the whole picture and writes a short "what to watch out for" section: the connections between sources that no single table would show. And we keep adding sources, so a report today has more in it than one from a month ago.

How fast do I get it?

The report opens right after payment and fills in as each source answers: most sections within a couple of minutes, the slowest within about ten. The link also arrives by email and keeps working, so you can come back to it any time.

Which addresses does it cover?

Any residential address in Florida. We check the address before you pay, so you cannot pay for one we cannot match. If several homes share one address, such as a condo building, you pick the unit first.

Where does the data come from, and how accurate is it?

From the official sources themselves: FEMA, NOAA, the FBI Crime Data Explorer, the Florida Department of Revenue tax roll, the EPA, the U.S. Census Bureau, AirNow and OpenStreetMap. We show the data as they publish it, and each section names its source. An AI then reads what the sources returned and writes the guidance: it summarises and connects the official figures, it does not invent any. The list of sources keeps growing. It is information to help you decide, not an inspection, a survey or legal advice.
